River Terrace

At build-out, River Terrace will feature 257 homes across three distinct collections, as follows::

*Vintage will be 106 Single-Family Detached Homes

*Bouquet will have 76 Duet Homes

*Pinot—75 Duet Homes and Single-Family Detached Homes

A duet home consists of two separate residences that share a common wall. Each side of the duet is sold and owned separately, unlike a duplex, where one owner typically owns both sides.

The deposits for River Terrace will be $3,000 - $5,000 and $7,500 depending on the collection.

There will be a range of assessments from approximately $135 a month to $220 a month. At build out, the dues will be about $187 a month. This amount is subject to the review and approval of our proposed HOA budget by the Department of Real Estate. It includes private roads, all landscaping, amenities and buildings outside of patios.

There is no Mello Roos at River Terrace.

We anticipate the tax rate to be 1.1%.

River Terrace will be gated, and will offer walking and biking trails, a central community park, outdoor exercise equipment, a neighborhood garden, and future retail/commercial (TBD) onsite.

School assignments are subject to change; please verify attendance boundaries directly with the school district(s).

We anticipate River Terrace to be completed in 2030.
